Conveyancers

Your client's pre-settlement inspection is a box they don't know how to tick. We give them a clause-cited defect list before final payment, so issues are raised while you still have leverage.

Buyers advocates

You've negotiated the purchase. We make sure the finish they're settling on matches the one they paid for — with a report that reads as evidence, not opinion.

Builders & developers

Refer your buyers to an independent pre-handover pass so they walk in prepared, and the snag conversation happens against a photographed, clause-cited list rather than in the hallway.

What a Nitpik report is — and isn't

So you and your clients know exactly what they're getting. The scope and limitation summary below applies to every inspection we carry out.

Scope of works

A visual, non-invasive cosmetic defect inspection of readily accessible internal and external finishes, carried out at practical completion / handover. Every defect is photographed and cited against the Guide to Standards and Tolerances 2026 and relevant Australian Standards. A same-day PDF report is provided, with one free re-check of original cosmetic items within 90 days.

Not included

  • Structural, electrical, plumbing, gasfitting or mechanical inspection
  • Termite, timber-pest or moisture-intrusion testing behind closed cavities
  • Roof-void or subfloor entry, or invasive opening of walls / linings
  • Compliance certification, statutory certificates or warranties of any kind

No liability

The inspection is limited to cosmetic finishes visible and accessible on the day, under the lighting conditions present at the time. It is an opinion of cosmetic finish quality, not a certificate of compliance, a building surveyor's report, or a warranty of any kind. Nitpik accepts no liability for defects that were concealed, not reasonably visible, or arose after the inspection. Any reliance on the report is at the client's sole risk.
